Our objective is to increase occupancy and tenant retention at every property by providing outstanding customer service. As in the case with all of our services, the entire team at Dominus, works together for the success of our clients. Each tenants, from 500 square feet to 500,000 square feet is provided with the same attention.

 

INVESTMENT SALES

 

The Dominus Commercial investment team has extensive experience in real estate markets throughout the United States, where we have built valuable relationships with investors and capital sources. This combination is an important tool when winning the best terms for our investment clients, whether they are looking to buy a property solely as an investment or as an owner who will also will occupy the property.

 

Our investment sales experts work closely with our clients to evaluate, value and develop an effective marketing strategy for property to be sold, including identifying prospective buyers. Equally, we evaluate potential properties on and off the market for our clients wishing to purchase a property, including a detailed market survey, due diligence and rigorous negotiation. Dominus prepares the offer, contracts and all other related items. We meet with all parties to successfully complete the transaction, including city and/or government entities, which may be involved in zoning, incentives or other needed approvals or variances.

 

CONSTRUCTION MANAGEMENT

 

Our clients rely on Dominus Commercial to see their construction projects through to a successful completion, on time and on budget. Our objective is to exceed client expectations every time.  Dominus Commercial assembles a team of design and construction professionals best suited for each specific project because not every architect, engineer or contractor is right for every project. We manage all aspects of the project including design, code compliance, competitive bidding, scheduling, construction, tracking costs, punch list, and close out documentation. Dominus staff ensures the highest level of quality is maintained throughout the project by making frequent visits to monitor the project’s progress and to address any issues that may arise.

 

 

PROPERTY ACCOUNTING

Prompt, accurate, and timely reporting on real estate is our trademark. Dominus Commercial provides all accounting functions for commercial properties, including: preparation of annual budgets, analyzing leases, managing monthly and quarterly closing, and conducting cash flow, profitability, variance, and audit analysis. We also provide services tailored to each client’s needs such as, balance sheets, budget comparisons, variances, aging, general ledger, cash receipts journals, rent rolls, and bank reconciliation.

At Dominus Commercial, we work closely with property management to resolve tenant billing and lease billing issues and handle accounting and real estate reporting compliance filings including: tax returns, real estate tax documents, and audited financial statements. Our team understands the sensitivity of reporting, but equally understands the possibility of building tenants disputing costs or even running into a downturn in their business In order to gain the most return for our client, we will meet with tenants to resolve any situation.
